Project overview

This project is one of many that KEG has collaborated with Campanelli of Braintree MA. Campanelli is a long-standing third generation real estate development, management and construction firm based in Braintree. They have built over 22 million square feet of buildings. Campanelli plans and builds office, warehouse, manufacturing space and multi-family housing. For the past 15 years, KEG has provided the majority of their civil engineering and surveying needs, including their business parks in Middleborough and Westfield.

 

Campanelli Business Park of Bellingham is a two-building, two-parcel, 427,500 SF development located on approximately 85 acres adjacent to 495 and the Charles River. The property was the former location of the proposed EMC Campus project, which was never built.

 

KEG led all aspects of site design and permitting for the project. KEG provided topographical and property surveys; conducted due diligence/planning level studies; provided civil design/site design including site layout, slope and utility networks; coordinated transportation, wetlands and noise mitigation planning; prepared all permit applications; coordinated with city representatives; and represented the project through the public hearing process.

 

The project involved comprehensive local and state permitting. State permits included notices of the Massachusetts Environmental Policy Act project amendment process and the Mass DOT access permit process. Local permits include permits through the Conservation Commission and Planning Board.

 

The project was complicated by the proximity of nearby residences, the location on a scenic road and the proximity to the Charles River. The project required many hearings with the Planning Board and Conservation Commission. It required specific visual and audio mitigation measures to be implemented. The design of the stormwater management system required special care due to its location next to the Charles River and associated EPA TMDL requirements.

 

KEG applied Low Impact Development principles by incorporating bio swales and rain gardens to facilitate groundwater infiltration and limit project runoff. Large subsurface charging systems had to comply with local conservation commission regulations.
